Waterline, a 352-unit mixed-use tower, is under construction at 98 Red River St in Austin. It includes 251 hotel rooms across 74 floors, totaling 2.7 million sq ft. Developed by Lincoln Property Company and Kairoi Residential, with architecture by Kohn Pedersen Fox and HKS Inc. as the architect of record.

The building will rise to 1,025 feet, completing by end of 2026. Amenities include ground-floor retail, restaurant spaces, a hotel ballroom, meeting spaces, and a rooftop pool. Office tenants access an amenity deck with outdoor space, bar, lounge, meeting areas, and fitness center.

Designed for LEED Gold certification, it emphasizes sustainability and energy efficiency.
